Add spices to water in a medium saucepan. Bring to a boil, reduce heat to medium-low, and simmer, uncovered, for about 45 minutes.
Strain and refrigerate until ready to use.
To make chai tea, add about 2 parts milk of choice (you can use whole milk, unsweetened almond milk, soy milk, or rice milk) to 3 parts concentrate per cup. Adjust amounts to your taste. Heat and serve sweetened with honey or agave nectar, or to keep it vegan, use coconut palm sugar. Serve with a fresh cinnamon stick, if desired. On a cold winter night, add a shot of Bailey’s or Maker’s Mark!
